Operations Manager
The mission of ARCH Community Housing Trust is to develop permanently affordable housing for low to moderate income households in Blaine County, Idaho and to work with all public and private entities towards this objective.
Job Summary:
The Housing Operations Manager is responsible for the interface between ARCH and our contractors and our asset management agency as well as supplemental compliance and maintenance inspections. Responsibilities include reviewing annual operations budgets and monthly financial operating statements and ensuring that RealPage accurately reflects rents and expenses. The Operations Manager will ensure that replacement reserves and insurance policies are appropriately sized and will play a key role in ensuring that our properties are in excellent repair and working order and that any lease requirements relating exterior maintenance and uses are adhered to.
Essential Responsibilities, Duties & Tasks:
40% Monitors partners and contractors and works closely with the asset managers contracted by ARCH on leasing, vacancies, maintenance, inspections, compliance, rent collection and other items. Performs regular exterior inspections of all ARCH properties and construction sites and provides updates to Executive Director. 25% RealPage lead. Ensures that all data is current in RealPage and produces reports related to waiting lists, repairs, and inspections. 25% Monitor ARCH properties- perform quarterly financial analysis on properties and performance and make budget recommendations for the following year. Perform annual assessments of capital reserves and insurance and ensure that adequate reserves and insurance are in place. 10% Work closely with Executive Director on operational expense and income assumptions for new projects and perform market analysis and recommendations with respect to unit size and design.
Education & Experience:
Requires one of the following:
(a)Bachelor’s degree in construction management, real estate or finance
(b)3 to 5 years of experience in asset management, construction or affordable housing and stronganalytical skills.
(c)5 to 7 years of experience in property management and strong analytical skills
(d)3 to 5 years of experience as an appraiser
Minimum qualifications:
• Read and interpret financial statements of ARCH real estate assets
• Compile and recommend capital budgets for assets in annual budgets
• Deliver quarterly asset performance reports
• Participate in pre-development of new properties and recommend operating budgets
• Proficiency in working with spreadsheets and Microsoft Office and ability to learn back office platforms
• Good Organizational skills
• Ability to work on multiple projects simultaneously with interruptions
