ARCH Community Housing Trust is seeking a qualified general contractor for an 11-unit, 100% affordable workforce housing development in Ketchum, Idaho. The project sits at the corner of S Leadville Avenue and E 2nd Street and includes three new residential buildings, a carport structure with an optional living unit above, and a historic home that will remain occupied and untouched throughout construction.

Scope highlights

  • Construction management and all off-site improvements (alley, sidewalk, curb and gutter along 2nd St and Leadville Ave)
  • All inspections through final certificate of occupancy
  • Fire suppression systems for all new residential units, exterior stairwell, and carport south (freeze-rated)
  • Value engineering input, including optional elimination of the living unit above the south carport
  • Fencing plan that protects the occupied historic home during construction
  • Separate cost line item for conditioned space and living unit above the south carport

What your proposal must include

  • Contractor's Qualification Statement and bid based on engineered drawings and specifications
  • Costs per division for all construction and off-site improvements
  • Recommended (most cost-effective) start date and proposed schedule
  • 5-year breakdown of single-family vs. multi-family residential work
  • References from similar residential developments completed in the last 5 years
  • Names and experience summaries of intended project superintendents
  • Disclosure of any litigation, disputes, or pending legal matters in the last 5 years

Construction start date is flexible to accommodate HWY 75 construction impacts. Proposers should recommend the most cost-effective start date in their submission.
