Home Buyer Information

The goal of Arch Housing Trust is to support and strengthen the Wood River Valley by increasing homeownership opportunities for those who work in Blaine County, but are unable to afford to purchase a home. To that end, we seek to provide homes at prices that are affordable to working members of our community.

Each Housing Trust home is accompanied by a ground lease/Covenant that allows the land to stay in Trust in perpetuity while the home-owner builds and shares equity with the community, while enjoying the benefits of home ownership.


This calculator provides an estimate of the home price you can afford. By adding the amount you may be qualified to borrow to what you've saved for a down payment, it estimates the maximum home price for which you may qualify. If you are a first time homebuyer, or our buying a "discounted" priced home through ARCH or BCHA you may also be able to borrow up to 100% of the "discounted" price. Please consult a local lender who is familiar with the wide range of products available to help you buy a home!

This calculator will help you to compare the costs of renting to the costs of buying a home. Since there are all kinds of forces at work behind the scenes (interest, property taxes, tax savings, appreciation, opportunity costs, closing costs, selling costs, etc.), comparing the cost of renting to the cost of buying is a lot more complicated than just comparing the monthly mortgage payment to the monthly rent payment. This calculator attempts to forecast the net effects of all the hidden forces so you can make an informed decision.
